In 1991 Bobby and his father Dan purchased Warm Springs Ace Hardware in Fremont after selling Manor Ace Hardware in San Lorenzo which they owned and operated for 11 years. The story behind getting into the hardware business stems from there property management business in Los Angeles. Every morning their contractors would come into the office and pick up work orders for the day. They would then inspect the properties to see what repairs were needed and go to the local Hardware store to purchase the supplies. Many times the stores were out of stock on certain items and the contractors would have to drive to another store and/or were not able to finish jobs in a timely manner. It was at that point Bobby's father Dan decided to purchase his first Ace Hardware store in Los Angeles and created a system where most of the properties they managed used similar products so that when repairs were needed, Dan could order the supplies in large quantities and keep them in stock for the contractors and locals to purchase. It resolved the issue of being out of stock on common items that the property management company needed and created a unique system where the contractors were dealing with similar parts all the time rather than different brands which can become confusing. Bobby learned the grass roots of Ace Hardware through his father, but also property management and the value of owning real estate. Today Bobby and Nikki run a very successful Real Estate business which includes sales, property management, and distressed sales counseling.
With the purchase of the Warm Springs store in 1991, Bobby became a well known face in the local community. Customers would come in and specifically ask for Bobby because of his knowledge and experience in the industry and slowly those same customers would ask Bobby for advice about purchasing investment properties. That's how Bobby's real estate career got started in 1996 and has flourished ever since. Bobby has become one of the top producing realtors in the Bay Area and has become the "go to guy" in Warm Springs. He is well connected with contractors, painters, plumbers, electricians, landscapers, and more. Just ask anyone in Warm Springs about Bobby Nijjar, the guy from Ace Hardware and chances are they know him!
With the current change in the Real Estate market, Bobby and Nikki ventured into the BANK OWNED/Distressed Sales area of the market and now service BANK OWNED REO's for some of the larger, more well known banks in America today. Since bank reo's offer more comprehensive and complicated contracts it's important to work with agents that have experience in this area. This experience has helped assist many buyers and sellers cope with the changing market and gives them confidence that their agents will protect them throughout the process.
The Nijjar's have been able to show clients how to take properties that have some equity, but are not cash flowing at the current time and liquidate them so that the investor can purchase cash flowing properties instead. They have also helped clients sell in a particular area in which housing has not been as negatively affected by the down turn, reap the benefits of the equity they received, and purchase in another area that has lost much more value. They essentially sell property with higher value and purchase another at a lower value but one that generates more rental income/cash flow. In many cases they have helped sellers liquidate 1 property and turn it into 2 properties or more. It's putting your equity to work for you to maximize dollars.
